That means the work here is staged, and the order matters more than in a suburb where you turn up and do one job. Get the supply and the board right first, and everything else has somewhere compliant to connect. Do it the other way around and you pay twice.
Supply and board first, everything else second
On a renovation, the temptation is to start with the visible work. New kitchen, new lighting, new heating. But every one of those needs a circuit, and every circuit needs protection and space at the board. If the board is original and full, the work either cannot be certified or it gets squeezed in badly and has to be redone.
So we sequence it. Temporary builder supply if the house is being opened up, then the board and any consumer mains work, then the rough-in for the new circuits, then fit-off. A board replacement runs $800 to $3,500 depending on circuit count and meter panel condition, and doing it at the start of a renovation is materially cheaper than retrofitting around finished plaster.

Houses with no safety switches at all
Braybrook has one of the highest rates we see of established homes with no RCD protection anywhere. Not one RCD covering the house, none at all. Breakers or fuses protecting the cable, and nothing protecting the person.
That is the single most valuable thing to fix in one of these houses, and it is not expensive relative to what it does. Adding RCD protection to a sound board is $120 to $300 per device. Where the board cannot take it, a replacement with RCBOs on every circuit is the answer, and it also gives you fault containment so one faulty appliance does not black out the whole house.
Multi-unit sites: supplies, meters and individual boards
Turning one block into three townhouses creates three separate electrical installations. Each needs its own supply, its own metering position and its own switchboard, with sub-mains sized for the load and for the distance from the point of supply, which is not the same for the front unit and the rear one.
The metering arrangement has to be agreed with the distributor and the metering provider and built in correctly the first time, because relocating a meter panel after the render is on is an expensive lesson. We handle those applications alongside the physical work rather than leaving the builder to chase them at fit-off.

Staged rewiring in an occupied house
Not every Braybrook renovation empties the house. Where people are living through it, a full rewire in one hit is impractical, so we stage it: circuit by circuit, room by room, keeping the kitchen and one living area energised while the rest is worked on.
It takes longer overall and it is far easier to live with. The important part is that the staging is planned rather than improvised, so the installation is never left in a half-connected state overnight, and each completed stage is tested and certified as it is finished rather than everything being signed off at the end.
Solar on a block that may be redeveloped
One question worth asking in Braybrook before spending on solar is how long the house is staying. If a block is likely to be redeveloped inside a few years, a full system on the existing roof is money that will not be recovered, and we would rather say so than take the order.
Where the house is staying, the older single-storey roofs here are decent solar territory: reasonable area, limited shading and simple planes. A 6.6kW system is $4,500 to $8,500 before STCs and roughly $3,000 to $6,000 after. On new townhouses the roof area per dwelling is small, so realistic sizing and a focus on daytime self-consumption matter more than headline capacity.
