The short answer

Full boards, and why a simple job turns into board work

A 1970s or 80s Grovedale board typically has six or eight ways and every one of them is used. Add a dedicated circuit for an induction cooktop, a heat pump or a car charger and there is physically nowhere for the breaker to go. That is the most common reason a straightforward install in this suburb turns into a board job first.

PVC wiring, and what that rules out

Almost nothing in Grovedale predates 1965, which means the cable in the walls is generally PVC insulated rather than the rubber and cotton braid you find in Newtown or Geelong West. PVC of that age is normally still serviceable, so a full rewire is rarely the answer here and the work is capacity rather than replacement.

What we do still test is the condition at terminations, the earthing arrangement, and whether previous additions were done properly. In the 1990s pockets where frontages drop toward 450 square metres, that advantage narrows.

  • Trenching

    Wide side access means a machine can get down the side, which changes the cost of an underground run considerably.

  • Outdoor circuits

    Rear power points, pergola lighting and pool or spa circuits are all simpler on a 16 to 20 metre frontage.

Solar on the highway grid, and charging at home

The street grid off the Surf Coast Highway yields plenty of north facing planes, and the older stock is concrete tile hipped at around 22 degrees with Colorbond on the newer estates. A 6.6kW system is typically $4,500 to $8,500 before STCs and roughly $3,000 to $6,000 after, and Grovedale roofs are among the more predictable in the region to design for.

For EV charging the same board question applies. Once there is a way free, a single phase 7kW charger is $1,200 to $2,200 installed and the wide blocks keep the cable run reasonable. Where the car is charged during the day, setting the charger to follow surplus solar is worth doing at installation rather than retrofitting the current transformer later.
