Heritage frontages, rear lanes and the parking question

EV Charger Installation in Williamstown

Williamstown is the suburb where we most often have to start an EV conversation with a question rather than a price. Can the car park on your land, within reach of a lead. On a Victorian or Edwardian frontage near Nelson Place, the answer is frequently no, and everything after that depends on it.

The short answer

EV charger installation in Williamstown costs $1,200 to $2,200 for a single phase 7kW unit, plus $800 to $2,500 where a period switchboard needs replacing first. The complication here is not electrical, it is parking. Narrow heritage frontages around Nelson Place and The Strand often have no off street space, so the charger has to go in a rear laneway garage or not at all. A 7.4kW charger adds roughly 40 to 50km of range per hour.

Where the answer is yes, usually via a rear laneway garage, a converted stable or a side driveway on the post war infill stock, the job itself is very doable. What makes it Williamstown work is the wiring we find on the way there, and the heritage constraints on anything visible from the street.

Street parking, and the answer nobody likes

If your car lives on the street outside a terrace on Cecil Street or The Strand, a wall mounted home charger will not help you. Running a lead across a public footpath is a trip hazard, it is not permitted, and no amount of cable protector makes it a proper solution. We will not quote one.

The realistic options are these. If you have rear laneway access with a garage, carport or even a hardstand behind the house, the charger goes there and it works properly. If you have a crossover and a front hardstand, the charger mounts on the front facade and the lead reaches. If neither exists, workplace charging plus occasional public DC is genuinely the better plan, and a home charger is money you should not spend.

Period wiring behind the walls

Heritage homes in Williamstown hide things. Rubber insulated wiring that has gone brittle, unbonded metal, boards that have been added to rather than replaced across four decades, and circuits that turn out to feed the neighbour because two dwellings were once one. We find at least one of those on most period jobs here.

That is why we open the board and test before quoting the charger. Adding a 32A continuous load to a supply nobody has assessed is how you find out the hard way. A board replacement is $800 to $3,500 depending on the meter panel and consumer mains, and in a house with original wiring it is the highest value electrical work available regardless of the car.

Heritage overlays and what can be seen from the street

Large parts of Williamstown sit under heritage overlay controls, and those affect visible hardware. A charger is a small box, far less contentious than solar panels or an outdoor condenser, but if the only viable mounting position is on a street facing heritage facade, it is worth checking before you commit.

In practice we solve it by siting. A charger inside a rear garage, on a side wall behind the front building line, or on a later addition rather than the original fabric usually avoids the question entirely. We also keep conduit runs off original brickwork where a later wall or a downpipe line will do the same job.

Phase, capacity and Jemena supply

Williamstown sits on the Jemena network and the residential streets are single phase. A 7.4kW charger delivering 40 to 50km of range per hour covers normal driving comfortably. Three phase does exist on some of the commercial strip and in a handful of converted buildings, and where it is already there a 22kW capable install at $2,500 to $3,000 plus makes sense.

The more common Williamstown issue is total demand. Period homes that have been renovated often carry an induction cooktop, a heat pump hot water service, ducted reverse cycle and now a car, all on a supply that was upgraded once in 1998. Load management at $200 to $600 lets the charger throttle itself instead of the house tripping.

Solar is less of a factor here than in the estates. Slate roofs, chimneys, dormers and heritage controls mean many Williamstown homes carry a smaller array than their roof area suggests, so surplus solar charging is often not sustainable through the day. An off peak overnight schedule is usually the better setting in this suburb.

  • Rear laneway access is the deciding factor on the heritage streets. A lane garage or hardstand turns an impossible job into a straightforward one, and it is the first thing we look for.
  • Party walls and shared boundaries on the older terraces mean the cable route is often the most skilled part of the job. There is rarely a clean path from a front meter box to a rear garage.
  • Heritage overlay controls affect visible hardware. Siting the charger behind the front building line or inside a rear garage usually removes the issue before it becomes an application.
  • Bay exposure at the Point Gellibrand and beach end means salt still reaches outdoor equipment, so stainless fixings and coastal rated glands apply here as they do in Altona and Seaholme.
