Apartments, laneways and nowhere obvious for the outdoor unit
Split System Installation in Central Geelong
Central Geelong is the one part of the region where the hard question is not what capacity you need. It is where the outdoor unit can sit at all. The bluestone and brick core was built to the street and to both boundaries, and the apartment stock above it has balconies and shared services areas instead of side yards.

The short answer
Split system work in central Geelong 3220 is mostly apartment and mixed use. City allotments are built hard to the street and both side boundaries, so the condenser goes on a balcony, a rear laneway wall or a roof deck rather than beside the house, and the owners corporation usually has a say in which. Powercor is the distributor. Waterfront addresses on Corio Bay need corrosion protected coils. Installed cost runs $2,500 to $7,500.

That constraint arrives before the sizing conversation. We look at the condenser position first and work backwards to the head location and the pipe route, because in a building on Moorabool Street the route decides whether the job is straightforward or a full day of core drilling.
Finding a condenser position in the city
On a tight city allotment there is no side path, so the positions are a rear laneway wall, a light well, a small courtyard or a bracket above head height where the wall can carry it. In the towers built since the mid 2010s there is usually a designated services area or a balcony slab, and it holds one unit.
Each option has a cost. A laneway wall means a longer pipe run and a mount high enough to stay out of reach. A balcony means the unit shares space you use, so anti vibration mounts and a sensible airflow path matter more than they would in a back yard.
Rear and laneway walls
The most common answer in the older core. Mounted high on brackets, with the pipe run measured before the equipment is chosen.
Balcony slabs
Workable, but the unit needs clear airflow off the front and anti vibration feet so the slab does not carry the hum inside.
Roof decks and plant areas
Already busy with existing condensers. Anything new has to leave service access to what is there.
Sizing an apartment or an upper floor conversion
Apartments often need less capacity than an equivalent house room, because they have insulated party walls and only one or two exposed elevations. What pushes the number back up is glass. A west facing living area with full height glazing over Corio Bay takes afternoon sun with nothing between it and the water.
The upper floor conversions above the older commercial buildings are the opposite case. Three metre ceilings, single glazed timber sashes and uninsulated masonry mean volume and losses are both higher than the floor plan suggests, so 7.1kW is common where an estate room the same size takes 5.0kW.
2.5kW
A bedroom with one exposed wall and modest glazing, which is most apartment bedrooms in the city.
5.0kW
A standard apartment living and dining area with a normal glazing share and a 2.7 metre ceiling.
7.1kW
Full height west facing glass over the bay, or a converted upper floor with three metre ceilings and solid walls.
Three phase supply, metering and the circuit
Most city buildings are three phase with metering shared across tenancies, so the first electrical question is which meter the new circuit sits behind. In a mixed use building that is a commercial decision as much as an electrical one.
Every indoor head needs its own dedicated circuit and an isolator. In a modern apartment the board handles that easily. Above a shop the distribution frequently predates current standards, so the circuit is quoted at $350 to $800 with board work as a separate line.
Which meter
A split has to land on the meter that will pay for it. In a tenanted building, confirm that before design.
Dedicated circuit
One circuit and one isolator per indoor head, indicatively $350 to $800 depending on the run back to the board.
Older distribution
Above the shops the boards are frequently original. We test before adding to them rather than after.
Running cost, the VEU discount and how we schedule
Reverse cycle heats a room for roughly 28 to 36 cents an hour against 50 to 72 cents for ducted gas. Victorian Energy Upgrades discounts come off the invoice directly, no income test, property at least two years old, $200 including GST minimum contribution. The program changed on 30 September 2026, so we confirm the amount at quote.
Central Geelong is about 60km from our Altona workshop, so we book city work in planned blocks. You get a nominated week first, then a confirmed day closer to the time. We do not offer same day attendance here, and saying so plainly beats missing a window you took a morning off for.
Licensing
Refrigerant work under ARC licence, the electrical connection under REC 37223, with a Certificate of Electrical Safety on completion.
Salt on the waterfront
Between Eastern Beach and the Deakin campus we specify corrosion protected coils and stainless brackets as standard.
Booked in blocks
Scheduled visits, a stated week, and a 12 month workmanship guarantee on top of the equipment warranty.
On the ground
What decides a central Geelong job
- City allotments are built hard to both boundaries, so there is no side path. The condenser position comes from a laneway wall, a light well, a balcony or a roof deck, and that choice sets the pipe run.
- Most buildings here are three phase with metering shared across tenancies, so the circuit has to be traced back to the right meter before any equipment is ordered.
- Owners corporation consent covers nearly every external surface in a city building, including balcony balustrades and the roof. We supply sound data and bracket detail for the application.
- Waterfront addresses on Corio Bay carry genuine marine salt. Corrosion protected coils and stainless mounting hardware are standard within a few blocks of the water.

Geelong questions
Usually yes, and in the city towers it is often the only position. The unit needs clear airflow off the discharge face, anti vibration feet so the slab does not carry the hum indoors, and a drain that goes somewhere sensible rather than onto the balcony floor. Consent is still required, because the balcony is common property.
We work from the rear. A laneway wall, a light well or a bracket above head height are the usual positions in the older core. Long runs need extra refrigerant and deliver less capacity at the head, so the route is designed first and the unit chosen second.
Because the volume and the losses are both higher. Three metre ceilings above a shopfront hold far more air than a 2.7 metre apartment, single glazed timber sashes leak heat, and solid masonry walls have no insulation. The same footprint that takes 5.0kW in a new building regularly needs 7.1kW in a converted floor.
Only if the property is at least two years old, which rules out the most recently completed towers in the city. There is no income test and there is a $200 including GST minimum customer contribution. The program changed on 30 September 2026, so we confirm the current amount in writing at quote.
On the waterfront, yes. It is a sheltered bay rather than open ocean, so exposure is milder than Torquay, but buildings between Eastern Beach and the Deakin campus still lose isolator enclosures and coil fins early. Corrosion protected coils and stainless brackets are our default near the water.
Central Geelong is about 60km from our workshop, so we book work in planned blocks rather than attending on demand. You get a nominated week, then a confirmed day closer to the time. We do not offer same day or after hours attendance here, and the price holds because travel is shared across jobs.
